Project case study
Whole-Home Remodel & Addition
A comprehensive residential renovation requiring planning, sequencing, finish decisions, coordination across 12+ trades, and organized closeout — all under one contract.
The challenge
The homeowner wanted to transform a dated 1990s home into a modern, open-concept living space while adding a master suite addition. The project required structural modifications, full kitchen and bathroom rebuilds, new electrical and plumbing systems, impact windows throughout, and premium finishes — all while the family planned to remain in the home during portions of the work.
The biggest concern: coordinating 12+ trades without the homeowner having to manage the schedule, resolve conflicts, or chase individual contractors.
What FL Pro managed
Scope coordination
- Structural engineering for the addition and interior wall removals
- Full permitting including structural, electrical, plumbing, and mechanical
- Demo sequencing to allow phased living during construction
- Custom cabinetry and countertop procurement with 6-week lead times
- Tile, flooring, and paint selections coordinated before production start
- Impact window installation across 22 openings
- New HVAC ducting for the reconfigured floor plan
- Plumbing rough-in for 3 bathrooms plus outdoor hose bibs
- Electrical panel upgrade and new lighting layout
- Final inspections, punch list, and closeout documentation
The result
The project was delivered in 5 months with documented change orders, weekly owner updates, and zero unresolved punch items at final walkthrough. The homeowner dealt with one company and one communication path throughout — despite 12+ specialty trades being involved.
"One contract, one team, and clear communication from design through punch list. That clarity made the experience feel premium. We never had to chase anyone."
